Bodrum Map and Bodrum Regions
Bodrum is a Peninsula on the
Aegean Coast of Turkey some 2 hours drive from Izmir. The main
town, which names the peninsula, is Bodrum.

Bodrum Town
The largest
town on the Bodrum Peninsula hence names the peninsula. Static
population of Bodrum town is 30,000, although at peak holiday
season, the population can grow in excess of half a million. This in
itself is a strong indication of the investment potential of Bodrum
Properties.
Bodrum Town is a charming and fascinating little
port, 270 km. south of Izmir, on the Aegean coast of Turkey. The
inhabitants of Bodrum are around 30.000 and earn their living by
fishing, boat-building, agriculture, weaving (the village Mumcular
is famous for its carpets, kilims and other weavings) and tourism,
which has become the most important industry in the last few years.
In recent times Bodrum has become not only a tourist centre but also
a visiting place for famous Turkish and foreign artists and also an
art centre, which is a source of inspiration.
The heart of
the town is around the harbour, where shops, bars and restaurants
jostle together in the narrow streets under the shadow of the
St. Peter Castle . The
main artery is Cumhurriyet Caddesi (Republic Street), much better
known as bar street. This street is a pedestrianised showcase
of what the town has to offer. Skilled artisans can make you a pair
of snugly fitting leather sandals in the traditional Aegean style,
while small boutiques offer stylish creations inspired by local
designs and fabrics.

Bodrum Property in Bodrum Town
rightfully commands a premium to the rest of the peninsula.
This is not only because of the vibrant Bodrum nightlife and
atmosphere that attracts millions here every year, but also due to
excellent investment potential that Bodrum Property in Bodrum Town
represents. Off plan property in
Bodrum and
new build property in Bodrum town are very rare. Most Bodrum town properties are
resale properties by their Turkish and foreign owners. You
will find that a good number of Turkish celebrities are proud owners
of Bodrum Villas, Bodrum apartments and Bodrum penthouses in Bodrum town.
Gumbet
Only 2-3 km away from Bodrum
town, this place recently became almost a resort in itself. Gümbet
(named after Kümbet - these numerous
white-domed cisterns in the area) features one of the longest and
most popular beaches on the peninsula. Gümbet is also one of the
most popular water sports centers with water-skiing, windsurfing,
parasailing, etc. available. The popularity of Gümbet has also
generated serious nightlife and the streets of Gümbet vibrate till
dawn with the music from numerous bars, discos and street
side-cafes.
Bodrum property in
Gumbet is also heavily in demand, albeit at less of a premium
than Bodrum property in Bodrum town.
Gumbet properties are mainly 2 bedroom Bodrum
apartments. One downside of Gumbet is its constant
upbeat atmosphere which may become somewhat untolerable after a
while. Nevertheless, lovers of Gumbet would settle for nothing less
than a Bodrum property in
Gumbet.
Bitez
Bitez lies 7 km
west of Bodrum, in the bay next to Gumbet. The winds here are
particularly favorable for windsurfing and several water sports
operators are based here.
The beach is sandy, with plenty of
sunloungers and umbrellas for sunbathing. Away from the beach
it is possible to wander through mandarin orange groves where oxen
plough and life continues as before.
The village itself is a
15 minute walk, or short drive, inland and remains totally unspoiled
by tourism. The only Turkish Delight (Lokum) to be made on the
peninsula is made here. Dolmuses leave for Bitez every 20-30 minutes
from the main bus station in Bodrum. Bodrum property in Bitez is not highly in
demand due to the fact that most of Bitez falls within Turkish
restricted (military) zones, where the only form of foreign
ownership is through a limited company formed in Turkey.
Although we do not necessarily advocate against this form of
Bodrum property ownership, most European buyers tend to be
'uncomfortable' with the process. Please do not hesitate to
talk to us regarding the pros and cons of this type of Bodrum
property ownership for Bitez (same as Turgut Reis) is indeed a
beautiful part of the Bodrum peninsula.
It should also be
noted that Bitez boasts some of the best sandy beaches on the Bodrum
peninsula.
Ortakent and
Yahsi

Ortakent &
Yahsi occupy the next bay to Bitez following the peninsula round to
the west. The very large beach is popular with families, although
the water rapidly becomes quite deep. There are several beach side
cafes providing inexpensive meals and snacks throughout the day.
There is also camping space here. To get to the beach, take a dolls
from the main bus station in Bodrum to 'Yahoos beach'. The
village of , which means 'Midtown straddles the main
Bodrum-Turgutreis road. The village is unremarkable except for the
distinctive 17th century 'tower houses' unique to the area and built
for defensive purposes.
Turgutreis

You find this little town
(second largest town on the Bodrum peninsula) at the western tip of
the peninsula. Named after the famous admiral, Turgut
Reis, this is a *stroll* town in its own right and combines
a compact town center with several long sandy beaches.
This
part of the coast is favored by professional wind surfers as the
winds are generally strong. Regular buses connect Turgutreis
with Bodrum, and in high season coaches for Istanbul and Ankara
leave from the Turgutreis bus station. Turgut Reis also has a good
size yacht marina right next door to the beach.
Kadikalesi, is next to Turgutreis and
offers some of the finest holiday resorts. Same as Bitez, most
parts of lovely Turgut Reis fall within restricted zones and hence
ownership is only possible via a limited company. Bodrum property in Turgut Reis is however
still highly regarded and highly desirable. Bodrum penthouses and Bodrum apartments in Turgut Reis boast some of
the best sunsets that one can enjoy on the peninsula. Please
refer to our Bodrum penthouses in Turgut
Reis for several examples of this.
Gündogan
Only a few minutes West of
Yalikavak a place that can be really called peaceful. It is a little
village which is still more or less unspoiled despite the holiday
developments on the surrounding hills. Here in the North of the
peninsula a fresh breeze often comes . A reason why many surfers
prefer this bay.
Bodrum property in Gundogan is offered at
some discount to other parts of the peninsula mainly due to its
somewhat less recognised status.
Gümüslük
Gümüs is
the Turkish word for Silver. Thanks to strictly enforced building
prohibitions, the sea front has kept its original appearance and
photogenic fishing village charm. This is the ideal spot for peace
and quiet, with the added advantage of many excellent fish
restaurants along the small waterfront, where you can sit
comfortably next to the gently lapping sea. Your feet are
touching historical ground here, it is the harbor of ancient
Myndos.
Located on the far west coast
of the Bodrum peninsula, ancient Myndos and present day
Gümüslük spell the newcomers at first sight. The
devoted admirers of Gümüslük like pilgrims, do not miss a chance to
come here to experience the charm once again.
The long and
windy road from Bodrum takes to Gümüslük in only 20 minutes. As you
pass by Peksimet valley and come to the hill of the windmills, the
panaroma see is a perfect combination of blue and green.
Following the narrow road, you pass by white houses in
numerous tones of green citrus gardens and as you reach the seaside
the small bay will embrace you like the fishing boats and yacths
anchored here you will feel safe in this natural
harbour.
Myndos was founded by King Mausoloss the Emperor of
Halicarnassos, ruins lies partly under the sea and under the ground,
buried after many earthquakes took place centuries ago. Historical
foundations are churches, cisterns, graves and wells. The
architecture is with use of marble and sanitation of the ancient
city is in place. According to nobel prize winner, Eric Von Daniken
the lost civilization of Atlantis lies in the adjacent bay to
Gümüslük. Historical character Brutus lived in Gümüslük in his final
days.
 Crater lake within the
small harbour is said to be a fresh water spring, the Romans used to
mix the water from the spring with wine to heal people with stomach
problems. The small island at the entrance of the bay is called
Rabbit island, inhabitants are of course rabbits. The natural
beaches are of Blue Flag standart, meaning zero pollution
preservation, are favored by sun lovers. When the sun
goes down a natural light show begins. Even after the sun dissapears
behind the islands in the west, the fantastic dance of crimson,
purple, pink and red goes on. At the twilight the first of the stars
of the evening shine joyfully in the sky and on the still waters of
the bay in harmony. Fullmoon is definitely an excatsy on top of this
harmony. The mot a mot meaning of Gümüslük is
silverville....
Bodrum property in Gumusluk offers some of
the best value for money Bodrum villas
and Bodrum apartments for a savvy
investor.
Yalikavak

Turn right on the main road near
Ortakent and after 10 km you come to Yalikavak with its small,
but busy, center and a harbour where visiting yachts and
fishing boats moor cheerfully together. The restaurants in the town
center and on the sea front are popular with locals and tourists
alike.
There is a little beach, but it's more
comfortable to sit in a waterside cafe and watch the world go
by. Several buildings have been tastefully restored in the
town; a former water cistern has become a small art gallery and a
former olive oil press is converted into a kilim showroom where
visitors are welcome.
Bodrum property in Yalikavak is one of the
most prestigious locations to purchase property in Bodrum on the
peninsula. Yalikavak, with its newly expanded yacht marina,
breathtaking sea views and blue flag beaches, makes ideal investment property in Bodrum.
In
addition to some of the most picturesque scenes from many of Bodrum penthouses in Yalikavak, there are a
good number of ideal retirement property in
Bodrum on offer as well. Yalikavak Bodrum villas are situated on hilltops and most
of them offer beautiful sea views within easy access to the sleepy
village centre and the
marina.
Akyarlar
Good camping sites and
an ideal surrounding for wind surfers are here. The marvelous
scenery of the Greek Aegean islands is just in front of you and it
is perhaps one of the safest, sandiest beaches for children on the
peninsula. There are several cafes and a tiny harbor. Camping
facilities and a couple of small, inexpensive pensions for
independent travelers. Still this place has its own tranquil
charm.
Torba
This little village
is hiding in a charming little bay. Heading North of Bodrum, Torba
is the nearest village. It is only active during the summer months,
but due to the generally high quality of the holiday home
developments is a pleasant and relaxed place to visit. There
are also the remains of a Byzantine monastery, and nearby is a small
path leading to the next bay, which is ideal for a little light
walking. Ferries to Didim (ancient Didyma) leave from
Torba harbor across the Gulf of Güllük.
Türkbükü and
Gölköy
You find these two little villages on
the peninsula map east of Yalikavak. These delightful spots are the
favorite retreats of many well-known Turkish artists, actors and
entertainers who enliven the many small bars and restaurants at
night. Several of the more popular restaurants are run by Istanbul
couples who have fled the big city.
Gulluk Marina Town
A major
shipping harbour, with lots of nice restaurants, local shops for all
your needs, banks and very large 'Macro'
Supermarket.
In the north of the
Peninsula, just 30 minutes by excellent road from Bodrum, lies the
fishing town of Gulluk.
Gulluk translated into in Turkish
means “place of roses” that probably gives more than a good first
impression and introduction to this beautiful location on the Aegean
Sea.
Many ask why Gulluk has only become known in very
recent times. Gulluk is enjoying a renaissance brought about by the
relocation of the port area in the centre of the town. The old port
has moved to a new site several kilometres away and this clears the
way for the development of the town and surrounding area.
The plans for Gulluk are very exciting and tourism experts
have already referred to it as the future “Portofino of Turkey” High
praise indeed and thus the perfect holiday location for those
seeking quiet and peaceful surroundings.
Known as the “fishing paradise of Turkey”, it is
not surprising that the town of Gulluk is famous for its fish
restaurants where sea bass and sea bream are the speciality. Gulluk
enjoys the enviable position of being in a quiet and peaceful
location but it is by no means remote. Of its many plus points, one
is Gulluk’s location and accessibility.
The international
airport at Bodrum Milas is a mere 15 minutes away.
Gulluk is
set in a protected bay on the Aegean coast and enjoys the most
remarkable and romantic sunsets. Surrounded by forests, olive,
almond and orange plantations, the Bay of Gulluk is full of
small-unspoilt bays, coves and beaches. The renaissance of
Gulluk is already under way and even with all the exciting plans for
the town, you can be assured that Gulluk will always retain its
special charm and above all, its quiet and peaceful character.
In terms of Bodrum property investments, Bodrum property in Gulluk is fast becoming
the choice of savvy investors hoping to realise healthy capital
appreciation in years to come.
