Description
Begonvil is a new development of apartments and duplexes situated in a stunning location with mountain and sea views. The complex is located just off the main road leading into the village and has easy access to the DOLMUS with regular buses to Bodrum and Yalikavak.
This is a mixed site of just 20 units of 1 bed apartments - 2 bed duplex - 3 bed duplex. There is a communal pool and childrens play area. A big plus to this site is the flat walk to the beach and all the village amenities.
MATERIALS TO BE USED IN CONSTRUCTION The buildings will have a reinforced concrete structure. The walls will be built using red bricks. Ready made C-20 concrete and iron which is compatible with TSE (Turkish Standard Institute) will be used according to the Project.
APARTMENTS INTERIOR The red bricks will be hardwalled and a fine layer of plaster will be applied. A 1st class quality, paint will be applied to all interior walls.
EXTERIOR Hardwall+fine plaster, 3 coats of 1st class quality exterior paint with insulation. The colour may change at request.
FLOORING 1st class quality ceramic tiles (manufactured in Turkey and TRY 12,00 max. per/m2) will be used on all floors. Insulation will be applied on all bathroom floors. Bathroom and toilet walls will be tiled from floor to ceiliing. The purchaser may request a change of tiles. The difference in price shall be accountable to the purchaser.
ROOFS Sand cement screed will be applied with a slope of 1mm every 1 metre. 2 coats of natural rubber insulation will be applied, then finished off with a protective layer of sand and cement screed. The staircase leading up to the roof terrace will be laid with sand cement screed or tiles. A concrete mould will be cast for the purpose of protecting the insulation for satellite dishes and aerials.
DOORS All doors will be American press doors. A steel security door will be provied to each property. All balcony doors will be white UPVC.
BATHROOMS All bathrooms are fitted with toilet, washbasin, shower, shower cabinet and mirror set. All floors will be tested in terms of insulation and a pressure test will be applied to armatures.
KITCHEN MDF kitchen units and cultured marble worktop will be fitted. Necessary spaces allocated for electronic appliances and a space for the cooker hood will be left. The height of the worktop will be according to oven, dishwasher, etc.
BALCONIES There will be a BBQ on the balcony of each property. A wooden pergola will be fitted over the balcony. All balconies will be laid with ceramic tiles. There will be a tap on the balcony for cleaning purposes and appropriate drainage will be provided. The balcony railings will have chrome pipes and a dark coloured glass will be used.
WINDOWS All Windows will have white UPVC frames and fitted with double glazing. The window sills will have a slope to avoid the collection of rain water in front of the sills.
PLUMBING TSE certified or any other equivalent quality plastic pipes will be used. The Solar energy system carcass will be fitted to every roof. All appropriate plumbing for hot and cold water will be provided. A boiler system carcass will be fitted to each property. Taps and armatures will be 1st class quality ECA brand and will be pressure tested before the property is handed over.
ELECTRICITY CABLING 2mm cables which are compatible with TSE standards, either Siemens or equivalent brand will be used. All independent dwellings will be fitted with a digital meter and siemens brand independent fuses will be fitted for all electronic devices.
HEATING SYSTEM All properties will be fitted with necessary pipe work for the air conditioning system.
ENVIRONMENTAL LIGHTING The lighting system will consist of the installation of siemens or metasan brand of materials fitted with lighting units compatible with the system. All exterior lighting will be proivided
ENVIRONMENTAL LANSCAPING All gardens will be landscaped and planted with an assortment of trees and plants
GARDEN WALLS The garden walls will be constructed from stone on both sides.
