Club Patara
What is Club Patara? Not to be confused with Patara Village and Patara beach, Club Patara is an exclusive development on the east side of Kalkan Bay . The development consists primarily of privately owned properties, a number of time share properties and the Patara Prince Resort. Together they form what is known as Club Patara.
The construction of the Club Patara development started 10 years ago and is internationally renowned for its architectural style based on an ancient Lycian city. Natural stone walls, wooden verandas and dusky pink elevations have been engineered to blend into the surrounding landscape. The abundant gardens, now in maturity, have softened the development and created an oasis of green and colourful blooms. A cobbled private road winds from the top of the development to the sea at the bottom. The properties have fantastic sea and Kalkan views and all have the benefit of a Blue Flag awarded sea front just metres from their front door. Internally the properties are characterised by their natural stone walls, marble cast floors and fireplaces.
What are the facilities? A private beach runs along the sea front of the development with rocky sun bathing platforms and steps into the turquoise blue water. In addition there are two swimming pools on the shore line, one of which is for adults use only. A number of small caf? bars serve the pools and an Ottoman style open air relaxation room provides a cool corner to sit out of the midday heat. In addition the Patara Prince Hotel has a small indoor pool operating within the health suite on the lower ground floor. A sauna and Turkish bath are also to be found here along with a mini gym. At the top of the resort is Childs’ club and child’s pool away from the dangers of the waters edge.
Sports Tennis courts are at the top of the resort and a volley ball pitch close to the main pool. In addition Blue Marlin water sports operate from the bathing platforms during the summer season.
Eating and Drinking The resort has a number of restaurants. The Patara A la Carte by the sea. The Agora restaurant serving Italian cuisine and the Apollina and Bezirgan restaurants serving Turkish snacks and self-service buffet. Owner members are entitled to a 25% discount. The Patara Bar, Agora bar and Apollonia club bar are also available with live music on different nights of the week during the summer season.
Boat service This runs from the bathing platforms to Kalkan harbour during the summer season from morning until early evening. There is a small charge for its use. Alternatively taxis can be booked from the Hotel or entrance reception.
Security The entrance to the resort has a manned security gate. Non residents are not permitted to enter the resort unless with invited by owners.
Helicopter Pad A helicopter pad built to international standards is available at the resort enabling guests to transfer from Dalaman airport is just 30 minutes. We are not however aware of who is operating a regular service at this time.
Shopping There is a small corner shop in the resort catering for the basics but for major shopping a trip to Kalkan is required. A small number of boutiques are open summer time around the Hotel.
The Site Management Maintenance Charge (SMMC) Property owners each have a share holding of the site management company which is responsible for the upkeep and services of the private properties. This share holding is given on the property title deed. The charges for each property are therefore different. The SMMC is calculated annually from a budget forecast and split between the owners according to their shareholding. This charge pays for the communal gardens, communal lighting, rubbish collection, security gate etc. The SMMC is charged in US dollars and is payable monthly.
The SMMC covers all common maintenance areas but not maintenance of individual properties. Repainting, repairs, cleaning etc are the individual owners’ responsibility. Owners can arrange these works through the maintenance department of the Patara Prince Hotel or are free to source them elsewhere.
The SMMC is GBP 40 a month.
The Patara Prince Hotel and the facilities of the resort are run by the Patara Prince Management Co. This company is responsible for the pools, restaurants, bars, shops, tennis courts, children’s club etc. The relationship of the management company and the property owners is governed by an agreement recorded at the land registry. In this agreement property owners have the right to use the facilities providing they are members of the Patara Prince resort. Membership is payable annually as follows: 1 Bedroom properties GBP 540 2 Bedroom properties GBP 700 3 Bedroom properties GBP 900
Property owners can elect to be non members of the resort facilities. However we would advise that this can cause legal complications should they decide at a later date to resell their property.
How do these charges compare with the upkeep costs of a villa or apartment outside the resort? Owners of professionally managed apartments in Kalkan currently pay from GBP 400 to GBP 650 / year for the upkeep of the pool, gardens and other common areas. The charge depends mainly on the number of apartments sharing the facilities and the services included.
Are owners allowed to rent their properties? Yes. Guests are required to register at the security gate on arrival and to book out on departure. They are also allowed use of the facilities providing the owner is a member. The Patara Prince offers a rental service for private villa owners, but owners are free to make their own arrangements.
Are there any restrictions on what I can do with the appearance of the property? In order to maintain the attractiveness of the development, all the properties must retain their original exterior appearance. Owners are however free to cosmetically alter the interior of properties. Any major work to property must be discussed with the development manager to ensure it does not create a noise disturbance to neighbouring properties. For this reason there is a general ban on outside work during the summer months from May to October. |
