PRESENT SITUATION
This cosy Bodrum Villa Development is situated in a 1700 m² land. There are 5 private villas.
Site has been completed on 31st of May 2006.
STRUCTURE
After geodesic studies of land, statistical calculations, architectural and structural drawings are made. Prior to construction all necessary permissions and attestations are taken from government and municipal authorities and works started at 01.02.2005. All Concrete and masonry works were executed with ISO 9002 approved materials.
Heat and sound insulation materials are used between levels and partitions.
INSULATION
Foundations, terraces and wet spaces are insulated with ISO 9002 quality certified materials.
All waterproofing and insulation works are under warranty for 5 years
WATER MAINS AND SEWAGE
Design is made according to all required services for usage and in full conformation with architectural design. All materials used in systems are ISO 9002 quality certified products. There is a water storage depot in site. Site has been connected to water mains and general sewage system, where available.
ELECTRICITY
Designed power usage in project is 220 volts. All necessary utilities and functions are planned that could be needed in a house. All necessaries used in this section is certified ISO 9002 quality materials.
ARCHITECTURAL FINNISHINGS
Slabs and coverings:
External areas of houses to be covered with grass, natural stone and external tiles subject to conformance with landscaping design.
Terraces and patios to be covered with external tiles suitable for insulation and waterproofing. Bathrooms to be cladded with ceramic tiles to full height, kitchen wall between cupboards and workspace also to be cladded with suitable ceramic tiles. All bathrooms,ailes’ grounds shall be covered with 1st class TSE certified floor tiles, Stairs ,living room and landings to be covered with 1st class travertine marble. Other bedrooms are to be covered with parquet.
Balustrades and handrails are of to be wood, if shown in design .
DOORS - WINDOWS - PERGOLAS
Main entrance door to be double locked metal sheet door, interior doors to be of panel pressed American type wooden doors.
Windows to be produced of TSE certified PVC profiles and double glazed window panes.
Wooden or metal pergolas to be constructed in conformity with architectural design.
KITCHEN
All standard requirements are foreseen in making of kitchen design and cupboards are to be supplied from one of the best quality furniture company in Turkey.
BATHROOMS
All Vitrified material and armatures to be used in bathrooms are to be of ISO 9002 certified quality products.
COATINGS AND PAINTINGS
External walls to be cement plastered and painted with silicone based exterior paint; interior paints to be water based plastic paint after gypsum plaster and satin putty coat.
Ceilings to be painted with special ceiling paint.
HEATING AND COOLING
Piping and cabling for a combined electric water are to be supplied
There’s a fireplace in the living room.
LANDSCAPING AND SWIMMING POOL
A general landscaping design shall be drawn and executed. Perimeter and retaining walls shall be of decorative concrete or natural stone, planting and grass covering to be according to landscaping design drawings.
Car park, rest areas and swimming pool has been planned in design, which shall be carried in conformance
with int'l quality standards. A swimming pool of common usage of an area of 70 m² going to be constructed with all equipments under guarantees of supplier companies.
WARRANTIES AND MANAGEMENT
All works done are under warranty of the developer for 15 year structural guarantee.
Apart from this all materials used are also under warranties of supplier companies by 3 to 6 years.
Buildings are insured to an All-Risk Insurance for 1 (one) year in time of handover.
Management services for site shall be carried for 3 months by the developer after handover and later to be transferred to a
professional company.
